Baseline documents the existing lighting system using a standardized survey process designed to create an accurate, usable record of the facility—not just a fixture count.
Depending on the scope of the audit, field documentation may include:
Lighting Assets
Fixture type, quantity, location, mounting, existing technology, lamp or light source, wattage, and other relevant equipment information.
Controls
Existing switches, occupancy sensors, time controls, daylight controls, networked controls, and other control strategies affecting when and how lighting operates.
Operating Conditions
Facility operating hours, lighting schedules, occupancy patterns, application requirements, and other conditions that influence lighting energy use and performance.
Light Levels
Illuminance measurements in appropriate areas to help evaluate existing conditions and support future lighting decisions.
Condition & Deficiencies
Observable fixture damage, failed or degraded lighting, inconsistent operation, maintenance concerns, and other conditions identified during the survey.
Energy & Cost
Existing connected lighting load and operating assumptions used to establish a baseline for evaluating potential energy and operating-cost reductions.
Improvement Opportunities
Potential LED upgrades, controls, LLLC, maintenance improvements, and other practical opportunities identified from the existing conditions.
Utility Incentives
Where applicable, we identify available utility incentives that may improve the economics of a lighting project.
For eligible Pennsylvania facilities, this may include lighting incentives available through Act 129 utility energy-efficiency programs, including programs serving PPL Electric Utilities customers.
Incentive availability, eligibility, requirements, and funding vary by utility and program.

Monitor
Maintain updated lighting records and establish recurring lighting care where ongoing attention is warranted.
Or the audit may confirm that no major lighting investment is currently justified.
